Van der Linde has been involved in real estate for 10-and-a-half years and believes that when buyers are set on their dream home, they should not allow over critical family members to dampen their spirits.
“Although it is great to be thorough, too many cooks spoil the broth. You might regret it later,” said Van der Linde.
She advised potential home sellers to take care of their properties, whether they intend on selling or not.
“Buyers can see when a property was looked after and they always appreciate it when people care about their homes.
“That means everything from the roof to gutters and even the property’s curb appeal.”

For 21 years Van der Linde has been successfully assisting buyers and sellers with their properties.
“My advice for buyers would be to get your financial ducks in a row before you start looking for property. Speak to a bond consultant and find out what bond you are likely to qualify for. Make sure that your credit record is impeccable and pay off as much debt as possible.
Save up for a deposit and transfer costs. You may have to make some sacrifices, but nothing beats the feeling of receiving the keys to your dream home.”
She knows that selling a home with loads of memories can be a traumatising experience. “Find an agent whom you can trust to walk this path with you; someone who will give you professional advice on pricing and preparing your home for the sale, who will have your interest at heart when marketing and negotiating offers, someone who will attend to every detail until the property is transferred into the name of your purchaser.”

With seven years in the property industry, Pretorius knows what is best for tenants and landlords.
“The economy in South Africa is under increasing pressure, and landlords have to be ever more diligent in making sure their properties are continuously occupied by quality tenants who will not default on their rent.
“One month’s default or one month’s vacancy can render a property unprofitable for the whole year,” said Pretorius.
She advised tenants to look after a landlord’s property, and beautifying it builds goodwill and will be beneficial when any new lease contracts are negotiated.
“You could spend years in a rental property with the landlord doing the maintenance and paying the insurance while you save for your retirement by not having those expenses.
“Choosing to rent is not settling for second best, you can make it work for yourself in the long-term!”
Loretta Sargent is passionate about all things property related. She suggests that those looking to buy their forever home, do their homework first.
“Make sure to take advantage of all the available options for finding homes on the market by using a real estate agent, searching for online listings and driving around the neighbourhood that interests you and look for sale boards.
Remember that the more you educate yourself about the process beforehand, the less stressful it will be and the more likely you will be to get the house you want for a price you can afford – and with a smile on your face.”
Her advice to sellers is not to overprice their properties as this could scare away good potential buyers. “In good markets and bad, you are more likely to benefit by determining a fair value and sticking close to it than you are by asking an unrealistic figure and waiting for buyer response to sift out the ‘right’ price. And in a buyer’s market, setting the right price from the outset may be the only effective strategy.”

As a veteran in her field, 26 years to be exact, Stander knows the entire Northcliff area like the back of her hand.
She encourages new buyers to look for quality purchases. “The world is your oyster. You can browse the Internet for suitable properties, but make sure you buy quality for your money and do not overextend yourself financially” she added.
As for prospective sellers, Stander suggests that they seek a reputable, knowledgeable and experienced agent in their area to work with when selling their property.
“Such an agent will be able to give you invaluable advice on pricing your property correctly. Then place yourself in their capable hands and give a sole mandate.”
